houses are in the strongest demand,

since Covid of French clients
realising their retirement plans

around 10% in prime areas last year,

Poitou-Charentes has long been a
popular second-home destination.
The micro climate makes it one of
the sunniest parts of France, whilst

find upmarket apartments in glitzy
La Rochelle, glorious estates in the
countryside around Cognac, or
villas with a sea-view in the resorts
around Royan.

school in La Rochelle before joining

"Since the pandemic we have seen
mostly French buyers in the area,
it has been very busy and many
properties have been snapped up
as soon as they hit the market. Of
course, the centre of La Rochelle is
always popular as it has a wonderful
with the most popular sector being
homes under 200,000 euros, that
need minimal renovation and have a
reasonable DPE (energy efficiency)
report.
A little to the north, Emma Edwards

"We have a good cross section of
French and overseas buyers. Like
many of my colleagues, my most
sought-after properties are under
the 200,000 euros mark, with no
significant work to do. I think that the
rising costs of both artisans, and the
materials they use, is putting people
off renovation projects. Prices here
have been rising, but this is levelling
off now, although the popularity of
Angoulême with people from both
Paris and Bordeaux means demand
is still high."
