Just like their neighbouring departments on the coast,
the three landlocked departments of PACA are seeing a
strong domestic demand and a rise in prices. Whilst they
are not suffering from the 'Marchands des Biens' syndrome
seen in Nice, it is still the local buyers who are dominating
the market.
Avignon is the principle city in the Vaucluse department
and home to the Prefecture. It is 2hrs 40 minutes to Paris
on the TGV, and second home owners can get here easily,
or even hop on the train to Carpentras which is another
popular destination. Meilleursagents estimate that prices
in Avignon have risen by 1.7% over the last 12 months,
and by 15% over a five year period.

Frédéric Ferigoule runs the Leggett office in Avignon
and she confirms that demand is far outstripping
supply:
"The market has been intense for a while now, with a
lot of requests coming from buyers in Paris, Lyon and
other major cities. Many are looking for a pied-à-terre,
whilst others have a younger profile and are looking for
a permanent move. These younger buyers are adpoting
the new trend towards home-working. Given this high
demand, and the arrival of more affluent buyers, prices
have been rising, particularly in the historic centre and on
the Gard side of town. Approximately 30% of our clients
are investors, looking for small or medium-size rental
properties. Student lets can be highly profitable and
investors can see returns of between 7-10% in the most
popular neighbourhoods. As you can see from this report,
prices here are excellent value when compared to other
parts of PACA and the city offers a great quality of life.
