In Paris, apartment prices have remained almost stable
over the last twelve months (-0.2%), and are falling for the
second consecutive quarter (-0.6% between the first and
second quarters of 2021, after a 1.1% fall previously), with
the exception of houses, which are up by 5.1% over one
year in Île-de-France.
Unsurprisingly, Paris has the highest average price per
square metre in France: 10,535 euros per m². The price
increase was also noted in Île-de-France (+0.7%), with
prices around 4,400 euros per m².
This year, the number of properties for sale in France
has risen sharply, with a total of one million property
transactions completed. This new record is the result of
the evolution of the French people's real estate purchase
projects: the health crisis has had a leverage effect on real
estate investment.
EXECUTIVE SUMMARY
The price of houses has increased
by 5.1% over one year in
Île-de-France, compared to 2.1%
for apartments
Buyers have new needs
The need for more space (especially a green one) and
the sense of well-being at home depend on the level of
comfort provided by the property. For 15% of our buyers,
the search for a more comfortable home is a major
motivation for investing in property. Our buyers' criteria
have evolved: pleasant, light-filled rooms are recurrent
requests from our buyers. But there is also a clear need
for vegetation and low-energy housing.
Investment in new and
environmentally friendly housing
is on the rise
Buying a new eco-friendly home that meets the
regulations of the Local Urban Plans (PLU) offers many
advantages. The new RT2012 thermal regulations will
come into effect on 1st January 2022 and will allow
energy savings in particular. The energy budget is a major
expense for households.
Our investors' selection criteria include properties that
comply with environmental standards and have good
insulation, as is the case with new properties.
This growing demand for new properties has prompted
us to develop the sale of new properties to our foreign
clients, who are very keen on new apartments in the Paris
region. Leggett Immobilier Paris - Île-de-France has built
up a sales team that has forged privileged links with the
largest developers in the Île-de-France region, in order to
offer our international clientele a priority launch.
The new environmental standards in the property
market reflect the desire of households to invest in
environmentally friendly and compliant properties.
