The left bank is often associated with creativity and
culture. You will find many Gallo-Roman areas and
the historical "quartier latin" as well as literary cafés
and famous high schools and universities (such as
the Sorbonne). Locals and tourists alike flock to the
jazz clubs, independent cinemas and traditional zinc
counter bistros.
Anne Larmurier has been particularly active in the 6th
and 7th arrondissements:
"The 6th and 7th arrondissements are always highly
sought after and therefore very tense, with demand
always outstripping supply despite prices being among
the most expensive in the capital.
● No price erosion observed on beautiful properties
(high floors of beautiful condominiums with parquet,
mouldings and fireplace).
● While the 6th arrondissement is popular in its entirety,
it is worth noting the existence of micro-markets in the
7th arrondissement with particularly sought-after sectors
such as Saint-Germain-des-Prés, Saint-Thomas d'Aquin
and École Militaire.
These two districts are not immune to the trends observed
during the health crisis, namely a strong appetite for
outdoor spaces and a «rejection» of the ground and
first floors. Three and four-bedroom apartments with a
minimum of 70 m² constitute the bulk of the acquisition
projects. However, searches for 2-room pied-à-terres are
also frequent, whether they come from clients established
in France, expatriates or foreigners. However, the search
for large family apartments remains important.
In these two districts, searches are almost always for old
buildings".
Her colleague, Matthew Carr, feels that the investment
made in the 13th arrondissement makes it one to
watch:
"This year saw the arrival in the 13th arrondissement
of the Duo Towers, one of which is the third highest
building in the capital. They illustrate the dynamism
of this ultra-modern district combining architectural
prowess, rehabilitated factories and digital technologies.
The district continues to reinvent itself with several VEFA
programmes that are already available from our VEFA
experts and will be delivered in 2022, 2023 and 2024".
