Occitanie is the leading region in France
for business creation and welcomes over
50,000 new residents every year - the
property market is thriving.
EXECUTIVE SUMMARY
It may well be the second largest
region in France, but it is certainly
number one for being the place
where people want to work and live.
Occitanie covers an area larger than
Ireland (and 13 other European
countries) and has a population of

5.8m, whilst its two largest cities,
Toulouse and Montpellier, are
amongst the most attractive in
Europe.
Many people still see the two former
regions of Midi-Pyrénées and
Languedoc-Roussillon as separate
entities, in fact they merged in
2016. Clearly there is no one, single
residential property market in a
region so vast - so this report gives
data, and local comment, from the
13 different departments within
Occitanie.
To give the broadest of brush
strokes, the latest figures from the
Notaires de France shows a rise in
price of both apartments (6.3%)
and houses (4.6%) in the last 12
months in Occitanie. Since the Covid
pandemic there has been a clear
shift in demand towards country
property, and with a land mass of
over 72,000km there are plenty
of rural homes within the region.
However, demand has been so
strong that the biggest issue facing
buyers has been a lack of property
for sale to choose from. Buyers have
been looking for larger properties
with high-speed broadband, and a
home office with a view, as many are
seeking a property where they can
work from.
Clearly, we are entering a new
phase of the property cycle. Interest
rates are rising and mortgages are
becoming harder to attain, even for
those with an excellent credit record
and hefty deposit to put down. This
tightening of funds is sure to lead
to a reduction in these record levels
of demand and should also lead to
more properties being put up for
sale; something that will certainly
help international buyers, and those
looking to move into the region.
