Languedoc-Roussillon
is made up of five
departments: Aude,
Gard, Hérault, Lozère and
Pyrénées-Orientales.
It is currently experiencing the
strongest population growth in
France and has a particularly
active property market. Wine is an
important part of the economy as
the area has three times the amount
of vineyards than the area around
Bordeaux. The coast is renowned for
its long sandy beaches and the whole
area benefits from a Mediterranean
climate.

area around Castelnaudary. In
contrast to colleague Jean-Louis
her clients tend to be mostly
international and covering the
high-end of the market.
"I am currently seeing retired UK
citizens selling their properties,
whether they be secondary or
primary residences, as a direct result
of the Covid pandemic and Brexit.
Add in the fact that many local babyboomers are
selling to downsize
and the result is more stock finally
coming onto the market. This has
created an important opportunity
for international investors. A recent
article published by Bloomberg
stated that 37% more Americans are
looking to purchase in France, and I
can confirm that many are coming to

this sector. Castelnaudary has seen
an economic boom and the whole
area has prospered. I currently have
several sales going through to young

this trend will continue. Families
looking for a bigger property which
gives them both an investment and a
lifestyle change."

knows the market in and around
the historic city of Carcassonne
intimately.
"The market in the Aude and Ariège
is vibrant, with steady prices and
constant demand. Interestingly, over
14% of the homes sold in the Aude
are second homes, compared to 10%
for France on average.
The Notaires tell us that apartments
in the Aude have risen by 10.6% in
the last 12 months, with houses
rising by 6% in the same period.
This area is beautiful, and a holiday
home here can offer a quality of life
that is second to none. This year we
have seen an increase in demand for
country houses and we have some
spectacular maisons de maître and
larger properties. Many clients are
seeking properties that would allow
them to run a hospitality business
- light and airy, with plenty of land
is the order of the day, something
that offers a change of life. In town
centres we are seeing demand for
apartments that have character, and
access to outside space, even if it is
just a small balcony.
With access to a variety of scenery,
from the sandy Mediterranean
beaches to the ski slopes in the
Pyrénées, we are known as the sea
and ski department. Access is easy,
with motorway routes going directly
to Bordeaux, Toulouse, Montpellier,
and Spain. Similarly rail and air links
are excellent, I use Carcassonne
airport frequently and it is a joy."
