in Avignon, popular with high-end buyers.
Trevor Smith runs the team covering this
area and tells us:
"The market has been intense for a while
now, with high-end requests coming from
Paris, Lyon and overseas, with not enough
properties to fulfil demand. Buyers here
are after authenticity, and it is the old stone
buildings that are selling well. Personally, I
am seeing demand in the local national parks,
where a country house can offer privacy and
seclusion. Property at the top end is always
popular here, we can offer a lifestyle that is
different to anywhere else in the world."
His colleague, Jennie Tombs, agrees about
the lack of stock, and is working more
and more through a dedicated search
mandate.
"I work in the Canton de Fayence, which
is hugely popular with both French and
international clients. There was a notable
drop off in enquiries at the end of last
year on properties over €1 million, but it is
picking up again. Prices have also dropped
very slightly, as more properties are coming
onto the market - although I think this is
correcting some over pricing from last year.
There a was shortage of quality properties
last year, but there is definitely more choice
now, just not enough!
My recent sales include high-end properties
to Parisians and international buyers (from
Denmark and England). Most buyers at
the top end do not need credit and we
are increasingly working via a "Mandat de
recherche" (search mandate), particularly in
the 2-4m euro range."
